Our offer was accepted on a HUD home May 7th. We are STILL waiting on a closing date almost 2 months later. They have had all of our info for weeks now, just waiting on the government, per our realtor. What is the deal??? Why is it taking so long? I know it’s the gov’t, but GEEZ! My best friend is letting her home go to foreclosure due to extenuating circumstances. She had water damage in April and the insurance company is going to pay her out this week on the damage ($6000). The repairs have not been completed and since she is letting the house go to foreclosure, she is contemplating getting the repairs done at all and pocketing the money. Are there repercussions for this? She is afraid of getting accused of insurance fraud. Should she do the minimal drywall work just to make it presentable? Will her claims impact her ability to get renter’s insurance for her new residence? Thank you for your help!

I found a home in Niagara Falls, put a bid on the home. The home has been on the market for over 2 months and I put the bid 8,900 less than the asking price. Usually how long does it take for the bank (which is out of state) to respond to the bid? If they do respond will they tell the price they will take?
I put the bid in on Aug. 7th, Should I up my price or just wait?
Any help will be greatly appreciated! Thanks in Advance

I found a few houses (very nice ones, btw) that are in pre-foreclosure. The rent is usually btwn 650-1,000 per month (but I assume they mean, we’d be taking over the mortgage, not “renting” which is fine with us.) But, are there any downfalls? Like, will the amount increase annually? Are they super-dirty? Are there any hidden costs? ETC?
